Before you rent a square metre, build a wall or choose a panelling, we sit beside you and test the decision with an architect’s eye. Our consultancy leaves you a reasoned decision file, not just drawings.

You can consult us under four headings.

Site selection and feasibility

We examine the space you plan to rent before you sign: grid layout, circulation, ceiling height, mezzanine potential and void. Visible square metres and usable square metres are not the same thing.

Space programme and layout

How many people, which functions, which adjacencies? From niche to built-in cupboard, partition to divider, we draw up the programme and present layout options on the floor plan.

Material and workmanship supervision

Solid or veneer; panelling or painted surface? We read quotes line by line, and when a screwed joint arrives where a mortise was priced, we catch it on site. We make sure you get what you paid for.

Budget and quantity verification

We independently measure the quantities behind the quote you received and compare it line by line. From skirting to recessed ceiling, you know the market value of every line; no room is left for a surprise invoice.

On every survey we read the space layer by layer.

Our survey report evaluates the technical layers behind the visible surface. Each heading below directly affects build quality and cost.

Recessed ceiling

Services and lighting integrated with the ceiling layout; level losses and maintenance access are planned in this detail.

Panelling

Material class, acoustic value and fire rating are weighed together; the fixing system determines the lifespan.

Niche

Display and storage volume won from wall depth; designed together with its structural effect and lighting.

Built-in cupboard

Carcass dimensions, door system and ventilation detail are verified on site; it directly affects floor-area efficiency.

Flooring layout

Laying direction, joint pattern and expansion gaps are defined in the design; the material class is reported against traffic.

Skirting line

The tolerance and workmanship checkpoint where floor meets wall; handover inspection measures quality on this line.

Our consultancy delivery is a working document, not a slideshow: every recommendation carries its reasoning, cost and alternative in writing. Take the file and work with any builder you choose — including us.

  • Layout options are sketched on the site and floor plans.
  • Height and light are analysed with section and elevation diagrams.
  • The material palette comes with surface, joinery and joint recommendations.
  • A quantity table and a three-option budget frame join the file.
  • The build schedule and risk notes are delivered in writing.

We listen and see the site

The first meeting is free. We walk the space together, listen to your goal and budget, and list the questions to ask.

We draw and calculate

Sketches, layout options, the material palette and quantities are filed within ten working days; every line carries its reasoning.

We stand by your decision

We present the file, answer your questions and, if you wish, stay beside you as supervisors throughout the build.
